Booking this unit entails agreement fo the policies stated below.
Payment must be received sixty(60)days prior to arrival.
Cancellations more than 50 days prior to arrival - $250 cancellation fee
Cancellations less than 50 days prior to arrival and No Shows - Full Charge.
Cancellations also constitute early termination of rental or changes in rental that result in reducing number of rental days.
Agreement entails 1-6 guests for the 3 bedroom unit and 1-4 guests for the 2 bedroom unit including children above 1 year old, and if it exceeds agreed number of guests, a fee of $30/guest/night will be charged.
Parties (defined as social gathering involving food and/or entertainment) consisting of 6 to 20 people will apply an additional $300 party charge. Larger volume of participants in a said party should be discussed with the manager, otherwise fee will be charged based on manager’s discretion. Host releases owners from any liabilities incurred during the party. Host will be responsible of any damages acquired during the party.
No illegal items will be allowed within the premises of the house.
No smoking inside the house. Signs evidencing that smoking took place inside the house will apply additional terminal cleaning fee of $250.
For safety of all, please ensure that main door is locked when leaving the house. Assume responsibility of the keys.
No pets allowed in the house. If pet/s is/are identified within the premises, a charge of $150/night/pet will be charged.
Primary guest or designee accepts the house to be in good working condition upon receipt of the keys.
All items found inside the house upon arrival must be in good condition prior to departure .Caretaker performs inspection and assessment prior to departure. Caretaker’s assessment results are final and therefore presence of primary guest or designee is required. A caretaker’s report will be emailed. No disputes regarding caretaker’s report are accepted. A fee will be charged appropriately if damages are present to the interior of the house including furnitures and appliances. If damages exceed the damage deposit fee, remaining charges will be automatically charged against the credit card provided.
Do not disturb guests from the other vacation home unit at anytime unless it is a life threatening issue. If inappropriate disturbance occurs as evidenced by a verbal complaint/s from the said other vacation home guests, a service recovery fee of $200 will be charged against security deposit or credit card provided.
For any issues such as lost or forgotten keys, unnecessary disturbance, parking, etc., call 415-734-6413. Do not disturb other guests.
If keys are accidentally left inside the house, a lock out fee of $60 will be charged per event. Please allow 20-45 minutes for the caretaker’s arrival on the vacation home.
Caretaker does not access vacation home once keys are handed to the primary guest or designee unless assistance is requested by the primary guest or designee or emergency warrants it.
If item/s is/are taken as souvenir/s or are/is lost (i.e. towels, spoons, keys etc), appropriate charges will also apply.
Keep all valuable inside your room/house. Keep the house door locked at all times when not in the premises. Owner will not be responsible for any lost/damaged items.
For reserved parking spaces, owners will not be liable for any damaged and/or lost vehicle/s.
For laundry services, owners will not be liable for any damaged and/or lost items.
Limited Liability:
Guest(s) or tenant(s) agree(s) to indemnify owner, agents, caretaker and other employees for any damages to self, other guests and invitees, the property , grounds, furnishings and household items, which is a result of the guest/s’ occupancy, excluding normal wear and tear. Owner, agent, caretaker and other employees will not be liable for any accident that may occur to the guest/s and invitees during the occupancy of the property. To the fullest extent permitted by California Law, and not withstanding any provision of this Agreement, the total liability, in the aggregate of the Owner, agent, caretaker, and other employees, to the guest(s) or tenant(s) and anyone claiming by or through the guest(s) or tenant(s) , for any and all claims, losses, costs or damages, including attorney’s fees and costs and expert witness fees and costs of any nature whatsoever or claims expenses resulting from or in any way related to the agreement from any cause(s) shall not exceed the total rent received by Owner under this agreement. It is intended that this limitation apply to any and all liability or cause of action however alleged or arising unless otherwise prohibited by law. Guest(s) or tenant(s) agree(s) to indemnify and save owner, their agents, caretaker and other employees, free and harmless from any claim or liability for any loss or damage whatsoever arising from, related to, in connection with the rental of the property, including but not limited to any claim or liability for personal injury or damage or loss of property which is made, incurred or sustained by guest(s) or tenant(s) or guest’s invitees. Dispute/s resulting from this lease agreement will be in the expense of the tenant(s) or guest(s) and will be executed in San Francisco, California.
